A recent study done by Redfin, a national real estate firm and the Wall Street Journal, determined that properties listed with photos shot by a DSLR camera vs. a point and shoot camera sold for as little as $935 to as high as $116,076 MORE than homes listed with point and shoot photos! Who wouldn’t like to sell their home for more money!

We know that most home buyers start their search on the Internet.  We also know that under current market conditions there are tons of properties competing for their attention. And it should come as no surprise that the typical Internet user (myself included!) has a very, very short attention span. This same study showed that homes with DSLR photography received an average of 61% more views than their peers across all price tiers. Makes sense. These exceptional photos stood out and caught the buyer’s eye and THAT was your first showing!

This same study stated that out of their data set, less than 16% of homes were photographed with a DSLR camera. Talk about leaving money on the table!

Every property I list is shot with a DSLR camera, wide angle lens and tripod. In many cases, I use multiple, off camera flashes for interior photos. And because I shoot all my own photos, I have complete control of the shoot, can take multiple shoots, and will guarantee your home will look its best in all our marketing. And, if I am not satisfied with the results of the photos, I hire a third-party photographer to shoot the photos with us. Your home’s photos are too important to leave up to chance.

2. Single Property Web Sites
Most of my residential listings will get their very own web site. Not just a quick page but a full on web site with full size photos, links to all the property documents like disclosures, floor plans, etc. Plus, your home will even have its own dot com address. I track all traffic to this site using Google Analytics and make the reports available to you 24/7 so you'll never have to wonder what your REALTOR is doing to sell your home.

3. Real, Honest to Goodness Video Tours
Video means motion and sound, not the same still photos stitched together in a slideshow. Most agents seem to fear video but video is a natural medium for highlighting your homes features and character in a way that still photos, even professional ones, can't do. Video tours get posted on your home's web site, in the MLS and syndicated to a network of over 50 real estate web sites.

4. Highly Targeted Pay Per Click Advertising
Traditional advertising is more of a shotgun approach. Pay a lot for a small ad in a newspaper or magazine within a sea of other tiny ads and hope that someone notices your thumbnail photo. Targeted Internet advertising allows us to advertising a single property directly to a highly targeted demographic. For example, if we are marketing an equine estate and suspect our most likely buyer is a college educated woman between the ages of 45-65 in Massachusetts, New York, New Jersey or Connecticut, we can create a Facebook ad campaign to reach only this demographic.... and track every click. Again, driving this traffic to JUST your property's web site with no other competition.
