QUANTITY-SURVEY METHOD The appraisal method of estimating building costs by calculating the cost of detailed inventory of every item of material, equipment, labor, overhead, and fees involved in the construction of a property and then including the indirect costs associated with such construction. This method is not routinely used by appraisers because it is extremely time consuming.

QUITCLAIM DEED A deed by which the grantor transfers whatever interest he or she has in the real estate, without warranties or obligations. It is often used to clear up doubtful claims such as possible dower rights or disputed liens.
